The Brook, Hilbert is that the R35 density applies to the ‘Suburban’ place code. Development is assessed against the R-Codes as varied by the City of Armadale’s PLN 3.10 (R-MD Codes — R-MD 30 for R30/R35), or any approved Structure Plan/Local Development Plan where it specifies different standards.
